For Construction Loans, only 5% of the total construction cost is required for a downpayment. And additional 5% of cash reserves also needs to be documented. The 5% reserve can be in a checking, savings, or retirement account.
Here’s an example:
If your total construction cost is $750,000 ($250,000 for land and $500,000 in home construction), the downpayment would be $37,500. With an equal cash reserve of $37,500. -
A cash reserve in a Construction Loan is money set aside to cover surprises along the way — like unexpected costs or interest payments during the build. It acts as a safety net for both you and the lender, helping make sure your project stays on track and fully funded through completion. The reserve can be held in a checking, savings, or retirement account, giving you flexibility in how you meet the requirement.

On a $250,000 parcel, this would equate to $75,000 down. -
